Property Tax Revalution Information
Dear Property Owner:
Pursuant to the State order, the City of Hackensack will be conducting a complete revaluation of all properties in the City for the tax year 2007. This process will begin within the next few weeks. The purpose of the revaluation is to determine the "fair market value" as of October 1, 2006 of each property. This will ensure a fair and equitable distribution of the tax burden among all property owners. Click here for more information about the revaluation process.
The City has engaged the firm of Realty Appraisal Company to assist the Assessor in accomplishing this revaluation. Realty Appraisal Company is a firm highly skilled in mass appraisal techniques, with over fifty years of experience.
To properly assess your property, a complete inspection of the interior and exterior of each building is necessary. Please notify tenants of the pending inspections. Photographs of every structure in the City will also be taken. In certain instances where income-producing property is involved, other pertinent information may be required.
For your protection, each representative of Realty Appraisal Company will be provided with a letter of identification as well as photographic identification. Please be sure to ask for the letter and the photo ID and do not permit anyone who is unable to properly identify themselves to enter your property.
Prior to the results of the revaluation being accepted by the Assessor, each and every property owner will receive a notice of the value to be placed on their property. Upon request, the firm will then conduct a complete and informal review of the value with any taxpayer. Each notice will set forth the procedure to be followed in requesting a hearing.

The City hired Realty Appraisal Company to conduct the revaluation. Realty Appraisal will hold open public forums to answer questions about the process. All Hackensack residents and property owners are invited to attend.

Residents may also review the notice and flyer that was mailed several months ago.
The open public forums are a good opportunity to learn more about the process. Specific properties, their values and the effect of revaluation on taxes for specific properties will not be discussed.
The purpose of these forums is to proved residents with the opportunity to learn about how the revaluation system is structured and what to expect as the process moves forward.
