As a reminder, we have installed a tax payment drop box located in the driveway of the Municipal Building next to the Police Department, exiting State Street. Feel free to drive through or walk up to our payment drop box. We ask that only tax payments are to be deposited into this box and please, NO CASH. We will not be responsible for any cash. With the tax payment drop box available to you 24 hours a day, 7 days a week, we sincerely hope to make your method of payment more convenient.
The City of Hackensack offers a 10 calendar day grace period for payment of taxes. Payment must be received by the last day of the grace period to avoid interest; therefore if the 10th falls on a Saturday, Sunday or Holiday, the last day of the grace period is extended to the next business day. (ie: November 10th falls on a Saturday, we are closed Monday, November 12th for Veterans day, the last day of the grace period would become Tuesday, November 13th to pay to avoid interest). Please note that on the day following the last day of the grace period, interest will be charged, reverting to the statutory due dates, at 8% on the first $1500.00 and 18% on the balance.
All payments may be made by check, money order, or cash. At this time we do not accept credit cards or direct withdrawals, however, we are looking into these options for 2008.
If your mortgage company or bank is no longer responsible for paying your real estate taxes, kindly contact the tax office immediately at (201) 646-3927, so we may update our records. You may also email us at: ecoccia@hackensack.org with any other changes as well (ie: mailing address).
As a statutory officer of the State of New Jersey, the Tax Collector is obligated to follow all the State Statutes regarding property tax collection including billing, due dates, interest on delinquent tax payments and tax sale procedures.

TAX SALE
Our 2007 Tax Sale was held on October 25th, 2007 at 10:00 AM in Council Chambers located at City Hall, 65 Central Avenue, Hackensack, NJ. All liens went to outside lien holders. The City Of Hackensack does not have any city liens at this time. When taxes and/or other municipal charges remain unpaid and delinquent for certain periods of time, the Collector is required by law to enforce the liens by means of a Tax Sale, for the value of the delinquency. Tax Sale liens are obtained through a bidding process, however, it does not entitle the successful bidder to immediate rights of the property. The taxpayer has up to two years from the date of the Tax Sale to redeem the lien. If the taxpayer is unable to redeem the lien within that time frame, the lien holder may institute an action to foreclose the right of redemption at any time after two years from the date of the Tax Sale, unless the municipality holds the certificate; then the municipality may commence a foreclosure action after 6 months from the date of the Tax Sale.

SENIOR CITIZEN/VETERAN DEDUCTIONS
Seniors – If you were 65 years or older as of December 31st of the previous year, you may be eligible for a deduction of $250.00 annually, from your gross tax amount. Applicants must own and reside in the home on which the deduction is claimed. There is an income limitation of $10,000., combined income if married, excluding social security.
Veterans – If you have served in the armed forces or if you are a widow of a verteran that that never remarried, you may be eligible for a deduction of $250.00 annually, from your gross tax amount. There is a 100% permanently disabled veteran deduction which grants full tax exemption for qualified veterans.

NEW HOMEOWNERS – WELCOME TO HACKENSACK!
Tax bills are mailed out once a year (usually July or August after the new tax rate is struck by the County) with four quarterly stubs containing the amounts due and the due dates. The Tax office does not receive new owner information until the deed is recorded (which could take up to 3 months). Therefore, it is your responsibility to be sure you know your tax obligation. Kindly call us at (201) 646-3927 between 9:00 AM to 4:00 PM to request a tax bill and status of your property taxes to avoid the possibility of becoming delinquent and paying interest.

PROPERTY TAX CREDIT
The credit that Governor Corzine has been talking about is called the New Jersey Homestead Property Tax Credit Act, and was signed in to law on April 3rd, 2007. It replaces the FAIR Rebate, which replaced the NJ Saver. Applications will be mailed by the State of New Jersey in May to tenants, seniors and disabled homeowners, and should receive their rebate check in August. All other eligible homeowners will receive their applications late July with a rebate check going out in the Fall (all dates subject to change according to the State).
This 2006 Homestead Credit/Rebate is in addition to the Property Tax Reimbursement (PTR) Program.
Note: If you own two homes – only one credit/rebate will be given on principal residence only. You cannot apply for a second home/vacation home.

A revaluation is conducted to spread the tax burden equally throughout the municipality and is state mandated.
